Job Description

Role Overview

Kenya Development Corporation is looking for a seasoned property professional to take overall charge of its real estate holdings — from the way tenancies are documented and billed, through to how underperforming or underutilised assets are repositioned or redeveloped. The position holder sets the strategic agenda for the portfolio, keeps rental income secure and lease arrangements legally watertight, and leads both in-house staff and contracted service providers who handle day-to-day landlord obligations. The work sits at the centre of protecting a significant revenue stream and shaping where property capital should be directed next.

Key Responsibilities

  • Lead the development, rollout and periodic review of property management policies, strategies, procedures, annual work plans, budgets and performance targets.
  • Direct the full tenancy and lease lifecycle — renewals, rent reviews, terminations, re-letting, tenant onboarding, lease restructuring, approved repayment arrangements and exits — and ensure decisions are concluded ahead of expiry. Address expired leases, occupancies without valid agreements, controlled tenancies and tenancy disputes in conjunction with Legal Services.
  • Drive revenue management across the portfolio: billing controls, rent collection, arrears recovery, tenant ledger reconciliation and enforcement of lease covenants, supported by internal controls that prevent occupation without a valid lease, missed rent reviews, mounting arrears and lost property income.
  • Manage the performance of outsourced property management firms and coordinate other external service providers against contractual terms, service level agreements and reporting obligations, safeguarding service quality, value for money and tenant satisfaction.
  • Monitor portfolio performance indicators such as occupancy, vacancies, collections, arrears, rental yields, operating costs and lease renewal rates; review monthly management reports and prepare consolidated quarterly portfolio reports and Board papers with corrective recommendations.
  • Commission valuations, feasibility studies, investment appraisals, redevelopment assessments and asset-optimisation options for underperforming or underutilised properties, and advise Management and the Board on acquisitions, disposals, redevelopment, lease restructuring and capital expenditure.
  • Ensure adherence to tenancy legislation, statutory obligations, health and safety standards, insurance conditions, environmental requirements and corporate governance norms, and follow through on decisions issued by Management, the Board, Board committees and audit.
  • Supervise, mentor and appraise property management staff, and represent the Corporation in engagements with tenants, property managers, regulators, consultants and other stakeholders.

Requirements & Qualifications

  • A cumulative nine (9) years of relevant work experience in property management or a closely related field.
  • Bachelor's degree in Property Management and Valuation, Facilities Management, Construction Management, Building or an equivalent qualification from a recognised institution.
  • Current membership of a relevant professional body, in good standing.
  • Demonstrated merit and ability, evidenced through past work performance at a comparable level of responsibility.
  • Proficiency in computer applications.
  • Satisfaction of the requirements of Chapter Six of the Constitution of Kenya.
