Role Overview
The Real Estate Development & Asset Manager owns the group’s property development pipeline and asset optimisation agenda. Day to day, you will assess land, run feasibility and financial models, coordinate consultants and contractors, and steer projects from concept through handover. This role matters because it directly shapes how the group’s land and built assets generate long-term value.
Key Responsibilities
- Build and maintain the group’s master development plan and asset management strategy, aligning each property decision with broader business objectives.
- Carry out technical, financial, and market feasibility studies to determine highest and best use for land and existing assets.
- Create development cash flow models, capital budgets, ROI/IRR analyses, and profitability forecasts for board-level investment decisions.
- Identify value-adding moves for land banks and existing properties—such as subdivisions, commercial centres, retail or industrial precincts, refurbishments, re-zonings, or disposals.
- Coordinate external consultants including architects, quantity surveyors, urban planners, land surveyors, and civil engineers, and drive statutory approvals, change-of-use, subdivision, and construction permits.
- Manage approved developments end-to-end: design, tendering, procurement, construction, and handover, while controlling budgets, schedules, quality, and risk.
- Structure, negotiate, and evaluate joint ventures, commercial partnerships, and co-development proposals; revisit shelved projects to test current viability.
- Maintain portfolio records and prepare monthly and quarterly executive reports covering cash burn, milestone delivery, risk logs, and yield metrics.
Requirements & Qualifications
- Bachelor’s degree in Real Estate, Land Economics, Property Management, Construction Management, Quantity Surveying, Architecture, Urban Planning, Finance, or Business Administration.
- Active full membership with the Institution of Surveyors of Kenya (ISK).
- 8–12 years of progressive, post-qualification experience in real estate development, property investment, or multi-asset portfolio management.
- Demonstrated track record of taking residential, commercial, industrial, or mixed-use developments from concept to completion.
- A Master’s degree in Real Estate, Finance, Property Development, or Project Management is an added advantage.
- Strong financial modelling, valuation, cash flow forecasting, and project appraisal skills.
- Working knowledge of Kenyan land laws, physical planning frameworks, county development controls, and environmental approval processes.
- Excellent negotiation, contract administration, and leadership abilities to direct multidisciplinary consultant teams, contractors, and public officials.
