General Manager – Real Estate (Land Sales)
Ruiru (Kamakis Corridor), Kiambu County · Full-time, on-site
Role Overview
This position runs the commercial engine of an established land and plot sales business operating out of Ruiru, carrying direct accountability for the revenue the branch produces each month and each year. Day to day, the General Manager sets the selling agenda, keeps the office and its field agents moving in step with it, and steps in personally on the negotiations and site visits that decide whether a deal closes. Reporting to executive leadership, the role blends strategy, team performance management, and hands-on client work — the person in this seat is expected to be as comfortable on a plot in Kamakis with a buyer as they are reviewing conversion numbers at the end of the week.
Key Responsibilities
- Design and execute land sales strategies that deliver the branch's monthly and annual revenue targets across Ruiru and the surrounding areas.
- Supervise, coach, and appraise sales representatives and field agents, running weekly pipeline reviews, setting individual KPIs, and intervening early where performance slips.
- Hold the branch together operationally — walk-in customer inquiries, administrative workflows, and the daily discipline that keeps a sales office productive.
- Coordinate client transport and site visit logistics for land projects in Ruiru, Kamakis, and neighbouring locations.
- Guide buyers through the full journey: lead capture, site viewing, price negotiation, deposit booking, and the legal documentation that follows.
- Plan and lead weekend site open days and special sales activations, turning foot traffic into signed land acquisition deals.
- Build and sustain relationships with individual buyers, property investors, real estate agents, and land brokers, and resolve complex negotiations and client escalations quickly.
- Maintain accurate records of site bookings, installment collections, client profiles, and lead tracking, then translate them into weekly and monthly sales performance reports, conversion analytics, and market forecasts for management.
Requirements & Qualifications
- Diploma or bachelor's degree in Real Estate, Sales & Marketing, Business Administration, or a related discipline.
- At least 3 years of competitive sales experience in real estate, including specific, hands-on expertise in land and plot sales.
- Direct selling experience and strong working knowledge of the Ruiru, Kamakis, Eastern Bypass, and wider Kiambu County property corridors.
- A demonstrable record of supervising, mentoring, and driving field sales teams to hit targets.
- Proven ability to pitch to clients, convert leads, and close real estate transactions.
- Sound grasp of local land titling procedures, property valuation trends, and what buyers in this market actually look for.
- Excellent negotiation, interpersonal, and team motivation skills.
- Comfortable working on-site with weekend site visits as part of the regular schedule; candidates living in or around Ruiru, Kamakis, Juja, or along Thika Road are especially well placed to succeed here.
