We are looking for a detail-oriented Accountant with experience in UAE real estate and property management to manage the complete accounting cycle for a property portfolio. The role covers rent collection, tenant accounts, payables, deposits, service charges, VAT compliance, and financial reporting.
The successful candidate will be responsible for maintaining accurate financial records, preparing property-level and company-wide reports, and supporting monthly and annual closing activities. The position also involves handling UAE VAT and Corporate Tax requirements while ensuring appropriate documentation is maintained.
This role requires strong knowledge of real estate accounting, excellent attention to detail, and the ability to manage financial responsibilities accurately while meeting reporting deadlines.
Key Responsibilities:
• Manage rent collection, including PDC tracking, deposits, and follow-up on bounced or delayed payments.
• Maintain tenant ledgers and accounts receivable, and prepare aging reports.
• Record and manage security deposits, refunds, and deductions.
• Process accounts payable for contractors, maintenance services, utilities, and suppliers.
• Prepare monthly owner or landlord statements and process remittances.
• Handle service charge accounting and budgeting.
• Prepare and file VAT returns in accordance with UAE FTA requirements.
• Perform monthly bank reconciliations and support month-end and year-end closing.
• Prepare monthly financial statements and management reports, including P&L, balance sheet, and cash flow statements for individual properties and the company.
• Support internal and external audits and maintain required documentation.
• Assist with UAE Corporate Tax compliance and record-keeping.
Requirements:
• Bachelor’s degree in Accounting, Finance, or Commerce.
• CPA, ACCA, or CMA qualification is preferred.
• Minimum 3 years of accounting experience, with at least 2 years in UAE real estate or property management.
• Full working knowledge of UAE VAT, Corporate Tax, and audit requirements.
• Proficiency in Tally, QuickBooks, Zoho Books, SAP, or Yardi.
• Advanced Microsoft Excel skills.
• Strong understanding of rent receivables, PDC management, and service charges.
• Ability to prepare monthly financial statements and management reports.
• High level of accuracy and integrity.
• Ability to meet deadlines and manage accounting responsibilities effectively.
