Job Description

Role Overview

This is a hands-on management post for someone who can run a serviced-apartment property end to end — from the morning briefing and room-readiness checks through to the numbers on the booking calendar. You will be the person on the ground in Nyali holding housekeeping, maintenance and front-office standards together while also steering occupancy and rate decisions across the online channels that actually bring guests in. The role matters because the property's reputation, reviews and revenue all depend on tight daily execution rather than on any single department working in isolation.

Key Responsibilities

  • Run the daily operation: hold morning briefings with departmental supervisors and field staff, set priorities for the day, and follow up on outstanding maintenance or guest issues before the next check-in wave.
  • Direct the Head of Housekeeping and the Caretaker so that apartments are cleaned, inspected and guest-ready to a consistent standard, and shared areas and grounds are kept presentable.
  • Carry out routine quality inspections of guest units, common facilities, external grounds and security arrangements, logging defects and tracking them through to completion.
  • Maintain the property's administrative records — unit inventory lists, equipment service histories, the asset register and operating licence renewals — so nothing lapses or goes missing.
  • Own the guest journey from enquiry to departure: reservation correspondence, check-in and key handover, special requests, and prompt, professional resolution of complaints.
  • Monitor and respond to guest reviews on booking channels to protect and improve the property's online reputation.
  • Manage availability, seasonal rate structures and channel inventory across platforms such as Airbnb, Booking.com and Expedia, keeping an eye on competitor pricing and local demand to lift occupancy and revenue while preventing overbookings, cancellations and calendar sync errors.
  • Work within the property management system (for example Tessa Hub), digital reservation calendars and promotional social channels, and handle the financial side: auditing posted charges, reconciling digital payments, raising invoices, archiving records, and supporting cost control, monthly forecasting and departmental budgeting.
  • Lead the team day to day — shift scheduling, SOP training, performance evaluations and the general standard of conduct on site.

Requirements & Qualifications

  • Bachelor's degree in Hospitality Management, Hotel Management, Tourism Management, Property Management or Business Administration.
  • At least five years of progressive operational experience in a hotel, serviced apartment, resort or property management setting, including time supervising staff.
  • Demonstrable, hands-on use of Online Travel Agency platforms (Airbnb, Booking.com, Expedia), reservation software and social media as commercial channels.
  • Familiarity with a Property Management System is an advantage; experience with Tessa Hub is particularly welcome.
  • Leadership capability — you can direct, evaluate and motivate an on-site team spanning housekeeping, maintenance and front office.
  • Commercial and financial judgement: able to read room-yield metrics, adjust rates and occupancy levels, and assess the return on digital marketing activity.
  • Strong guest-service instincts, including the ability to defuse disputes and handle sensitive requests with discretion.
