Role Overview

This position is the operational engine behind a real estate sales team, responsible for turning commercial targets into daily routines, measurable habits, and consistent results. You will spend your time on the floor with your team—leading huddles, reviewing pipelines, fixing conversion bottlenecks, and holding every salesperson accountable to a clear set of performance standards. Your success is defined by the team's ability to close more property deals, improve lead response times, and sustain a culture where hitting targets is the norm, not the exception.

Key Responsibilities

  • Own the team’s sales numbers by setting weekly and monthly objectives, tracking progress against them, and intervening early when performance slips.
  • Run daily operational rituals—morning huddles, pipeline reviews, end-of-day follow-up checks—that keep every salesperson focused on high-priority opportunities.
  • Coach individual team members on prospecting, negotiation, and closing techniques, using real deals and call reviews to sharpen their skills.
  • Conduct structured performance reviews that identify strengths, gaps, and concrete development plans for each team member.
  • Analyse conversion data across the sales funnel to spot leaks, diagnose why deals stall, and implement targeted fixes that boost close rates.
  • Translate broader company strategy into simple, actionable sales activities that align daily effort with revenue goals.
  • Act as the liaison between the sales floor and senior management, delivering clear updates on performance trends, obstacles, and resource needs.
  • Build and protect a resilient, competitive team culture by recognising top performers, addressing underperformance quickly, and maintaining high energy in a high-pressure environment.

Requirements & Qualifications

  • Bachelor’s degree in Business, Sales & Marketing, Commerce, Economics, or a related field.
  • Mandatory prior experience as a Sales Manager, Regional/Area Sales Manager, Branch Manager, Agency Manager, Unit Manager, or similar leadership role specifically within the real estate industry.
  • Proven history of consistently hitting or exceeding team sales targets in real estate, not just individual quotas.
  • Hands-on experience leading, coaching, and developing sales teams to improve conversion rates and revenue.
  • Strong command of real estate-specific sales mechanics: property market dynamics, buyer and seller acquisition, lead follow-up, and pipeline discipline.
  • Demonstrated ability to enforce accountability in a target-driven, fast-paced sales environment.
  • Excellent communication, negotiation, coaching, and interpersonal skills—able to motivate diverse personalities and manage conflict constructively.
  • Comfortable using performance data and sales reports to guide decisions and daily coaching.
