Role Overview
You will be the driving force behind land plot sales for a well-established property development company based in Ruiru, working directly with buyers from first inquiry through to signed contracts. Your typical week blends office-based lead follow-up with on-the-ground site visits across Kiambu County, giving you the chance to convert digital interest into tangible purchases while building lasting relationships with individual investors, chamas, and corporate clients. This role matters because every plot you sell directly fuels the company's project pipeline and market presence in Nairobi's rapidly expanding northern corridor.
Key Responsibilities
- Proactively engage and qualify inbound leads from Facebook, Instagram, TikTok, WhatsApp Business, and the company website, then move them toward scheduled site appointments.
- Plan and lead physical plot tours, walking clients through boundaries, beacons, road access, utilities, and surrounding infrastructure while answering questions about pricing, payment plans, and title documentation.
- Present title deed processes, installment structures, and legal procedures in clear, simple terms so prospects feel confident proceeding with a purchase.
- Build and maintain referral partnerships with property brokers, SACCOs, investment groups, corporate welfare associations, and diaspora networks to generate bulk land sales and repeat business.
- Negotiate pricing and contract terms within approved limits, then convert accepted offers into formal bookings, deposit collections, and signed sale agreements.
- Keep meticulous records in the company CRM, tracking every interaction, site visit, follow-up action, and transaction stage so the sales pipeline remains accurate and actionable.
- Follow up with buyers on installment payments, contract signings, and title deed issuance timelines to ensure smooth closings and consistent cash flow.
- Deliver daily sales activity reports and weekly conversion summaries to leadership, while monitoring competitor land prices, new project launches, and marketing tactics across the Nairobi metropolitan area.
Requirements & Qualifications
- Diploma or bachelor's degree in Marketing, Business Administration, Real Estate, Sales, or a closely related field.
- 2–4 years of proven sales or business development experience in real estate, insurance, banking, FMCG, or another high-value direct sales environment.
- Valid driving license with active driving experience and willingness to travel daily to project sites and client meeting points.
- Solid working knowledge of land buying trends, property valuations, and growth corridors in Ruiru, Thika, Juja, and surrounding Kiambu County areas.
- Demonstrated ability to meet and exceed individual sales quotas, with a track record of closing land or high-value transactions.
- Comfort using CRM platforms, WhatsApp Business, and social media tools to generate, nurture, and convert leads.
- Strong presentation and negotiation skills, with the ability to adapt communication style for first-time buyers, seasoned investors, and corporate decision-makers alike.
