About the Role
We are seeking a highly analytical, detail-driven Quantity Surveyor to anchor financial engineering, cost control, and contract administration across our active real estate and construction portfolios. Based in Westlands, your primary focus will be to secure project profitability by drafting precise Bills of Quantities (BOQs), negotiating vendor rates, and managing project expenditure from early design through to final accounts. This role bridges desk-based cost modeling with hands-on site audits—conducting routine site measurements, evaluating material utilization, and verifying subcontractor performance before certifying payments. The ideal candidate is a mathematically sharp, technically grounded professional who can navigate complex contracts and keep construction projects strictly on time and within budget.
Key Responsibilities
Project Estimation & Cost Modeling
- Formulate comprehensive project budgets, initial feasibility cost plans, and detailed target estimates for upcoming developments.
- Extract structural dimensions from architectural drawings to develop accurate, itemized Bills of Quantities (BOQs) and tender documents.
- Run financial forecast models and sensitivity analyses to protect project margins against material price inflation or currency fluctuations.
- Design value engineering alternatives to optimize project costs without sacrificing safety, structural durability, or design aesthetics.
Site Auditing & Budget Control
- Conduct routine site visits, inspections, and physical measurements to audit construction progress against the master schedule.
- Maintain rigorous budget tracking systems to monitor actual on-site expenses against approved financial baselines.
- Identify early-stage cost overruns or material variances, implementing rapid correction workflows with site engineers.
- Assess project risk variables dynamically, advising management on financial exposures and proactive mitigation steps.
Contract Management & Valuation
- Administer legal and commercial frameworks for active subcontracts, verifying adherence to agreed structural and timeline terms.
- Draft precise subcontract agreements, scope definitions, and variation orders to eliminate contractual ambiguity.
- Evaluate physical works executed on-site to draft and process interim subcontractor payment certificates.
- Negotiate contract variations, compile valuation reports, and settle final accounts with subcontractors and clients.
Procurement & Supplier Sourcing
- Manage the tender evaluation process, analyzing competitor quotations based on technical specs, pricing, and supplier delivery capabilities.
- Review procurement orders to ensure raw material specifications strictly match architectural and structural engineering standards.
- Source and negotiate with local and international supply partners to secure bulk purchase discounts on core materials.
- Compile clear, data-driven monthly progress summaries, financial valuations, and cost-to-complete reports for stakeholders.
Qualifications
Minimum Entry Criteria
- Academic Foundation: Degree or Diploma in Quantity Surveying, Construction Economics, Building Economics, or a directly matching structural engineering line.
- Professional Longevity: Minimum of 2 to 3 years of progressive, verified experience as a Quantity Surveyor or Cost Estimator on busy commercial, residential, or civil construction sites.
- Technical Software Suite: High proficiency in Microsoft Excel (for complex estimation modeling), AutoCAD (for drawing interpretation), MS Project, and industry-standard QS measurement software.
- Contractual Fluency: Solid functional knowledge of standard construction contracts, local building codes, and standard methods of measurement (SMM).
