Maintenance Officer

Role Overview

This position is responsible for keeping a residential or hospitality property safe, functional, and visually well-maintained at all times. Each day involves responding to tenant or guest maintenance requests, carrying out scheduled inspections, and fixing faults before they escalate. The role exists to protect the value of the physical asset and to give occupants a comfortable, trouble-free experience by resolving issues quickly and preventing recurring breakdowns.

Key Responsibilities

• Act on incoming maintenance tickets from residents or guests, diagnose the root cause, and complete repairs in a single visit wherever possible to minimise disruption and repeat reports.
• Execute the planned preventive maintenance calendar for building systems, including electrical, plumbing, HVAC, and civil fixtures, ensuring all checks are completed on schedule and documented accurately.
• Monitor daily utility meters for water, electricity, and other services, compare readings against consumption targets, and immediately address leaks, faults, or abnormal usage that indicate wastage.
• Track appliances and equipment sent to the central repair workshop, follow up on turnaround times, and verify that returned items are in full working order before reinstalling them.
• Uphold 6S standards in engineering stores, plant rooms, and back-of-house areas, keeping workspaces organised, clean, and compliant with health, safety, security, and environment guidelines.
• Supervise third-party contractors during on-site work, review job cards, and confirm that completed work meets quality requirements before signing off.
• Inspect engineering equipment on a regular basis, complete the relevant checklists, and record any signs of wear, damage, or potential failure for proactive action.
• Receive ordered goods and spare parts, inspect deliveries for quality and specification compliance, and maintain adequate stock levels to support uninterrupted maintenance activity.

Requirements & Qualifications

• Diploma in Mechanical, Civil, Automotive, or Electrical and Electronics Engineering, or a closely related discipline.
• At least two years of hands-on maintenance experience within the hospitality sector, real estate operations, or a similarly customer-facing facility environment.
• Strong troubleshooting and diagnostic ability across multiple engineering areas, with particular expertise in refrigeration and air conditioning systems considered a distinct advantage.
• Solid problem-solving skills combined with an attentive, detail-oriented approach to inspecting equipment and identifying early warning signs.
• Effective written and verbal communication skills to interact clearly with residents, colleagues, contractors, and management.
• A proactive, resourceful work style that enables efficient performance with minimal supervision and the capacity to meet deadlines using available tools and materials.
• Sensible time management and prudent handling of company resources, ensuring repairs are prioritised according to urgency and impact.
• Working computer literacy for logging tickets, completing digital checklists, and tracking maintenance records.
• Willingness to attend internal training sessions and apply updated procedures or safety standards on the job.
