Role Overview
This General Manager position is a hands-on leadership role within a real estate company operating in Ruiru, Kenya, with a strong focus on land and plot sales across the Ruiru–Kamakis corridor. You will be responsible for turning market opportunities into revenue by designing sales strategies, leading a team of sales professionals, and personally stepping into field operations when high-value transactions require it. Your work directly determines how quickly the company monetizes its land assets and how effectively it builds a lasting reputation among buyers in Kiambu County.
Key Responsibilities
- Develop and implement a clear land sales strategy with monthly, quarterly, and annual revenue targets, then translate those targets into actionable team goals.
- Recruit, train, coach, and manage the sales team, including setting individual performance metrics, running pipeline reviews, and carrying out on-field coaching to lift conversion rates.
- Expand the company’s reach by building referral networks, corporate buyer relationships, and partnerships with local agents and brokers who can bring qualified land buyers into the pipeline.
- Oversee the complete client journey from first inquiry to site tour, price negotiation, reservation, installment tracking, and legal documentation, ensuring a consistent and professional experience.
- Plan and coordinate weekend site visits, open days, and property showcases that generate buyer engagement and convert interested prospects into confirmed bookings.
- Monitor competitor pricing, land value trends, buyer preferences, and market demand in the Ruiru–Kamakis region, and use those insights to adjust sales tactics and pricing recommendations.
- Resolve escalated client complaints and support sales executives in complex or high-value negotiations, including direct involvement throughout the closing process when needed.
- Prepare detailed reports for the Board of Directors and CEO, covering sales forecasts, pipeline health, conversion analytics, and revenue performance against targets.
Requirements & Qualifications
- A diploma or bachelor’s degree in Real Estate, Sales & Marketing, Business Administration, or a related discipline is considered an added advantage.
- At least 3 years of progressive experience in real estate sales, with a substantial portion directly involving land, plot, or subdivision transactions.
- A working understanding of the Ruiru–Kamakis property market, including local land pricing, buyer behavior, and the competitive landscape in Kiambu County.
- Proven ability to build, motivate, and hold accountable a sales team that consistently meets or exceeds land sales revenue targets.
- Solid knowledge of land acquisition workflows, title transfer requirements, installment payment structures, and lead management systems.
- Excellent negotiation and closing skills, with the confidence to handle objections, high-level buyers, and complex contract discussions.
- Strong leadership presence and the ability to maintain discipline, accountability, and performance across both office and field environments.
What We Offer / Why Join
This is a full-time executive-level role based in Ruiru, with a monthly remuneration package in the range of KSh 45,000–90,000. You will report directly to the Board of Directors and Chief Executive Officer, giving you significant decision-making authority over sales operations and market expansion.
