Role Overview
This role is based in Ruaka, Kenya, and centres on keeping a residential property safe, clean, and fully operational for the people who live there. As the on-site caretaker, you will divide your time between hands-on maintenance work and resident-facing support — fixing what breaks, cleaning what gets used, and flagging bigger problems before they escalate. You report to the property manager or landlord and are expected to work independently, taking responsibility for the daily routine while also being the approachable person tenants turn to when something is wrong.
Key Responsibilities
- Carry out regular inspections of the building and compound, identifying maintenance issues such as leaks, cracked surfaces, faulty fittings, or safety hazards early.
- Handle everyday repairs across trades, including plumbing fixes, replacing light fixtures, repairing locks and hinges, and applying touch-up paint where needed.
- Monitor water storage tanks, booster pumps, and utility meters so that units have uninterrupted water and power supply throughout the day.
- Oversee waste disposal routines, making sure refuse is collected on time, bin areas stay clean, and litter does not build up around the building.
- Keep all shared spaces presentable — sweeping and mopping hallways, cleaning staircases, wiping handrails, and tidying entrances, walkways, parking lots, and gates.
- Control access at the property entrances, locking gates according to schedule and watching for unauthorised visitors, suspicious behaviour, or security risks.
- Act as the first point of contact for resident concerns, logging requests, responding to routine matters directly, and escalating serious issues to the property manager.
- Maintain records of completed repairs, pending jobs, contractor visits, and inventory levels for tools, bulbs, and cleaning supplies.
Requirements & Qualifications
- At least two years of practical experience in residential caretaking, building maintenance, or a similar property upkeep role.
- Hands-on ability in basic plumbing, minor electrical repairs, lock and latch adjustments, and painting or patching work.
- Physically fit and able to carry equipment, climb ladders, and perform active tasks across multiple floors.
- Available to work full-time and on-site in the Ruaka area.
- Honest and dependable, with strong respect for tenant privacy and property security.
- Self-motivated enough to plan daily routines and resolve issues without constant supervision.
- Communicative and polite when dealing with residents, contract workers, and property owners.
