Purpose of the job
- Supports the Senior Manager REITs with execution of investment strategies and REIT Management activities as guided by the scheme documents of the ASA I-REIT, regulatory requirements and the Group’s policies. The Manager I-REIT will be required to provide business recommendations to the AIML Executive Director and the I-REIT Investment Committee so that performance criteria are consistently met. The I-REIT Manager ultimately supports the delivery of returns for the investors.
Role and Responsibilities
Acquisitions
- Manage acquisition of stabilized properties from the ASA D-REIT (the ASA I-REIT has the right of first offer).
Capital Raising
- Update the Investor Relations team on funding requirements.
- Supporting fund raising through attending meetings with funders and roadshows.
- Support in preparing debt/equity financing applications, investment memoranda, documentation and subsequent tracking and preparation of funding requests.
- Management of the debt and equity drawdown processes as relevant.
- Leverage existing business relationships of the Group to grow the investor base.
- Due Diligence co-ordination between AIML, lenders, REIT investors, legal teams and other advisors involved.
- Application for Technical Assistance Facilities (TAF) where necessary and management of the same.
Research
- Undertake extensive market research on REITs, real estate and related aspects.
- Maintain the research database of AIML.
Valuation and Investment Appraisals
- Co-ordinate valuation of the I-REIT properties.
- Manage the design and development of complex financial models for real estate projects and other projects from time to time as necessary.
- Co-ordinate regular financial appraisals of properties and I-REIT business.
- Keeping abreast of the latest modeling, valuations and forecasting tools and international standards and best practice.
Financial Covenants and Reporting
- Management of financial covenants.
- Prepare regular reports on the performance of the properties.
- Develop and implement strategic business plans for each asset that will govern its daily operations.
- Scheduled/ad hoc reporting to clients (incorporating economic and market overview, portfolio valuation and performance and strategy for the respective funds).
- Co-ordinate with relevant functions to ensure timely and accurate reporting to regulators (CMA/ RBA) as appropriate.
- Co-ordinate the preparation of the annual and semi-annual report.
- Making presentations to AIML Board committees and REIT Trustees.
REIT Establishment
- Support the Senior Asset Manager in preparing applications and documentation for establishment of REITs in line with the company-wide strategy.
Administration and Relationship Management
- Managing property/project visits for investors, prospective investors and other stakeholders.
- Lead the annual budget, business planning, and re-forecasting process for the I-REIT.
- Ensure all documentation regarding REIT management are complete and up to date.
- Liaise with Operations/Finance function to ensure that REIT fees are paid promptly.
- Undertake orientation for new staff members as assigned.
Global Equity Raising
- Support the Group in the set-up of a permanent equity vehicle to aggregate global capital.
- Advise management of effective risk hedging strategies on associated transactions.
- Lead the post-close process including ensuring satisfaction of conditions precedent to ensure timely drawdowns.
- Participating and supporting equity fund raising through preparation of funding applications, investment memoranda, and roadshow presentations where appropriate.
- Support the Group in the optimization of its balance sheet.
Technical Assistance (TA) Facilities
- Lead the sourcing of TA facilities to offset the impact of transaction costs and aid the business capacity-building initiatives.
- Design and management of TA facilities budgets.
- Working with the ESG Manager to ensure timely development impact reporting to TA providers.

Qualifications
- University degree in Business, Finance, Accounting or related business discipline.
- A Professional Finance Qualification, such as a CFA, CAIA, an MBA or equivalent is preferred.
- Compliant with the CISI and/or ICIFA certification requirements.
- At least 5 years in an analytical capacity in the investment space.
- Strong numerical and analytical skills – experience with financial modelling is preferred.
- Self-starter with a go-getter attitude and a desire to hold themselves accountable.
- High personal and professional integrity and strong work ethics.
