Role Overview
This is a field-driven sales position for someone who is comfortable walking into a landlord's office, understanding what they need from a managing agent, and walking out with a signed mandate. You will be the front end of a property management business operating out of Nairobi's central business district, sourcing residential and commercial property owners who want their buildings professionally managed, then handing those accounts over cleanly to the operations team that runs them day to day. The role exists because portfolio growth depends entirely on how many landlords the company can reach, persuade, and retain — so your output translates directly into the size and stability of the managed book.
Key Responsibilities
- Build and work a target list of property owners, developers, and institutional landlords across Nairobi, contacting them through cold calls, site visits, referrals, and professional networks.
- Pitch the company's property management offering in person, tailoring proposals around each owner's property type, occupancy situation, and expectations, and explaining fee structures clearly.
- Negotiate management agreements, handle objections on fees, scope, and terms, and close qualified prospects into signed contracts at a pace that meets monthly acquisition targets.
- Keep a live pipeline in the CRM, logging every prospect interaction, stage, and outcome, and report conversion performance to management on a regular cycle.
- Monitor competing property management packages, shifting rental rates, and new developments coming up in and around the CBD so pitches stay current and competitive.
- Work with operations and property management colleagues to onboard each newly signed property, gathering title details, tenancy registers, property specifications, and any documentation needed before service begins.
- Stay in contact with landlords after handover, resolving early concerns and positioning the company for additional properties, portfolio expansion, and referrals.
Requirements & Qualifications
- Diploma or bachelor's degree in Sales & Marketing, Real Estate, Business Administration, or a comparable field.
- At least 3 years of hands-on sales experience; a background in property management, real estate agency, or commercial leasing is strongly preferred.
- Demonstrated record of sourcing leads independently, presenting to property owners or corporate clients, and converting them into signed accounts.
- Confident negotiating and closing, with the presentation skills to explain management terms to owners who may be unfamiliar with professional agency services.
- Working knowledge of the Kenyan property market, typical landlord concerns, and tenancy and rental practices in Nairobi.
- Self-directed working style — able to plan your own week across office time and field visits while keeping targets and follow-ups on track.
- Strong record-keeping habits and comfort using a CRM to document pipeline activity.

- Compensation: KSh 35,000 monthly
