Role Overview
You will be the sole on-site presence responsible for the everyday functioning, safety, and upkeep of a residential estate in Ruiru. Beyond repairing leaks and locking gates, your consistent attention ensures tenants feel secure and the landlord’s asset maintains its value. This role matters because it prevents small issues from becoming costly emergencies and keeps the living environment peaceful.
Key Responsibilities
- Complete daily inspections of the entire compound, noting plumbing leaks, faulty electrical points, or structural damage and performing quick fixes when possible.
- Monitor and manage water supply systems, back-up pumps, and power utilities to guarantee uninterrupted service for all residents.
- Supervise external contractors such as plumbers and electricians during repairs, checking quality and ensuring work meets safety standards before they leave.
- Inspect vacant units before new tenants move in and after they leave, documenting any damage and coordinating repainting or minor renovations.
- Act as the first point of contact for tenant maintenance requests, logging each complaint and following up until resolved.
- Enforce estate rules regarding noise, waste disposal, and common area usage, mediating disputes calmly when needed.
- Oversee gate security protocols during the day and conduct evening checks to confirm perimeter lights and locks are functioning.
- Maintain a physical logbook for all repairs, utility meter readings, contractor visits, and tenant communications.
Requirements & Qualifications
- At least two years of direct experience as a property caretaker, estate assistant, or facility supervisor in a multi-tenant residential setting.
- Practical working knowledge of basic plumbing, electrical fittings, masonry touch-ups, and water pump operation.
- Ability to keep clear paper records of maintenance logs, tenant complaints, and contractor schedules.
- Willingness to live full-time on the premises in Ruiru, Kiambu (accommodation is provided).
- Demonstrated honesty and reliability when handling keys, tools, and landlord property.
- Mature interpersonal skills to address tenant grievances firmly yet respectfully and to communicate estate rules assertively.
- Self-motivation to complete a daily task list without direct supervision.
