Job Description

Role Overview

This Building Manager position places you in charge of the physical condition and daily functioning of an educational campus in Rongai. You will be the person who keeps classrooms, offices, sports areas, and shared facilities clean, safe, and operationally sound — overseeing maintenance teams, coordinating external contractors, and making sure every reported issue is tracked and resolved. Your work directly affects the comfort of staff and students, as well as the long-term preservation of institutional property.

Key Responsibilities

  • Carry out scheduled walkthroughs of all campus buildings in the morning and evening, watching for damage, safety risks, or equipment failures that need immediate action.
  • Record every maintenance request and task in the ZOHO system, then follow up with the relevant technical staff or external vendors until the work is completed to a satisfactory standard.
  • Plan and oversee preventive upkeep for electrical, plumbing, mechanical, and civil infrastructure, including water supply lines and regular servicing schedules.
  • Supervise third-party technicians when they visit the site for lift inspections, fire extinguisher checks, or HVAC maintenance — verifying the quality of their work before signing off on job sheets.
  • Inspect indoor sports facilities and exercise equipment, arranging repairs or replacements so that everything remains safe and ready for student use.
  • Manage the daily work of the cleaning and janitorial team, taking attendance, assigning tasks, and confirming that all areas meet the institution’s hygiene standards.
  • Control access to offices and restricted rooms, allowing entry only for approved cleaning, maintenance, or authorised personnel.
  • Support on-campus events by coordinating room setup, seating arrangements, and equipment needs, then handling teardown and making sure all items are accounted for afterward.

Requirements & Qualifications

  • A diploma or bachelor’s degree in property management, estate management, project management, business administration, or a closely related field.
  • At least two to three years of hands-on experience in building operations, facility supervision, or site coordination within a property or institutional setting.
  • Practical familiarity with digital maintenance tracking tools or ERP systems; direct experience with ZOHO is a strong advantage.
  • A working knowledge of indoor sports equipment, including routine safety checks and how to arrange basic repairs.
  • A solid grasp of workplace safety standards, fire safety protocols, and the basics of project tracking and contractor supervision.
  • Strong problem-solving instincts — able to quickly assess water, electrical, or structural issues and decide on the right course of action.
  • Excellent organisational skills, with the ability to juggle multiple repair priorities, cleaner schedules, and vendor deadlines without losing track.
  • Clear written and spoken communication skills, plus the tact needed to handle complaints from staff, faculty, and visitors while directing ground teams effectively.
