Role Overview

We are seeking a highly commercial, operationally astute Property Manager to preserve and elevate the value of our assigned real estate portfolio. Your primary mission is to guarantee seamless property functionality, optimize landlord rental yields, and sustain peak occupancy metrics across all units. This position bridges high-level financial tracking with hands-on estate maintenance; you will guide assets from initial marketing campaigns and lease negotiations through to technical service charge reconciliations and building upgrades. The role demands an assertive, organized real estate professional who understands local tenant acts, excels at vendor oversight, and can authoritatively translate property metrics into structured financial growth plans for landlords.

Areas of Accountability

Property Infrastructure & Maintenance Oversight

  • Direct day-to-day operations, structural upkeep, and emergency repair workflows across all assigned commercial or residential spaces.

  • Conduct strict, cyclical structural inspections and generate detailed, photo-supported asset health reports for senior stakeholders.

  • Vet third-party repair contractors, negotiate service level agreements, and audit vendor execution to ensure elite repair craftsmanship.

  • Guarantee that all structural frameworks, common area amenities, utility lines, and fire protection layouts strictly comply with safety policies.

Lease Engineering & Stakeholder Diplomacy

  • Lead customer onboarding pipelines, legal lease contract formulations, mid-term contract adjustments, and formal vacate processes.

  • Mediate tenant disputes, manage maintenance work orders, and address resident inquiries with speed and professional poise.

  • Protect landlord assets by implementing creative customer retention campaigns that preserve high tenant loyalty and zero lease drops.

  • Build balanced, long-term working relationships connecting building owners, residing businesses, local authorities, and service agents.

Financial Control & Asset Reporting

  • Construct, analyze, and manage property operating budgets, minimizing operational waste while protecting asset values.

  • Administer, split, and reconcile utility bills, garbage collection funds, security costs, and overall service charge accounts.

  • Enforce firm rent collection strategies, track payment dates, and swiftly intercept and recover aging rental arrears.

  • Compile and format monthly, quarterly, and annual financial spreadsheets and operational summaries for property owners.

Occupancy Acceleration & Compliance Rules

  • Identify and pursue creative business routes to slice vacancy timelines and increase the cumulative yield of the property portfolio.

  • Deploy marketing campaigns for open units, manage leasing postings, and coordinate structural viewings for corporate prospects.

  • Keep real-time, completely secure databases containing active tenancy lists, expired deeds, utility logs, and compliance filings.

  • Facilitate local authority zoning compliance checks, land board assessments, and company administrative audits when required.

Skills & Experience Required

Minimum Entry Criteria

  • Academic Foundation: Degree or Diploma in Real Estate Management, Land Economics, Property Management, Business Administration, or a matching corporate discipline.

  • Professional Longevity: Minimum of 4–5 years of proven, progressive experience handling property portfolios, preferably in a competitive urban market.

  • Financial Background: Proven, practical mastery of estate budgeting, utility billing, debt containment, and service charge management.

  • Digital Toolkit: Competence working with Microsoft Office utilities (especially advanced Excel models); familiarity with automated property management systems (PMS) is a definitive asset.
