Role Overview
This Property Accountant position sits at the center of the financial operations for a property portfolio, handling the daily flow of tenant billing, collections, reconciliations, and reporting. The role exists to keep tenant and supplier accounts trustworthy, flag revenue or payment issues early, and give property management the financial visibility it needs to run buildings smoothly. By maintaining disciplined records and supporting month-end and audit cycles, the person in this role helps protect cash flow and tenant satisfaction at the same time.
Key Responsibilities
- Issue and distribute tenant bills covering rent, service charges, and utility consumption, ensuring each charge reaches the correct account on schedule.
- Keep tenant ledgers accurate and current, prepare account statements, and support the follow-up and tracking of overdue balances and collection activity.
- Work with the property management team to investigate and answer tenant questions about billing, charges, and account balances.
- Reconcile bank accounts and tenant, supplier, and utility ledgers, tracing and correcting mismatches as they arise.
- Record property expense invoices, verify supporting details, and maintain dependable payment records.
- Spot ledger inconsistencies early and resolve them before they affect reporting or tenant relationships.
- Produce tenant ageing reports, financial schedules, and management reports that give property managers a clear view of income and arrears.
- Assist with month-end close activities and provide information for internal and external property accounting audits.
Requirements & Qualifications
- Formal education at diploma or degree level in accounting, finance, commerce, or another relevant discipline.
- Professional progress such as CPA Part II—or an equivalent credential—would strengthen your application.
- Two or more years of practical experience in property accounting; commercial buildings, retail centres, or malls are particularly relevant settings.
- Comfort with advanced Excel functions and everyday accounting software.
- Precision with numbers, close attention to detail, and a resourceful approach to solving problems.
- Confident communication skills, both spoken and written, for tenant and internal interactions.
- Strong organization, a proactive mindset, and the ability to stay effective in a busy workplace.
