Role Overview
This role places you within a quality control team that safeguards the integrity of residential mortgage lending by reviewing loan files both before funding and after closing. You will examine each file for compliance with investor and agency rules, recalculate key financial figures, and document any errors or red flags that could expose the company to risk. Your work directly supports lenders in making sound, regulation-aligned decisions on mortgage loans.
Key Responsibilities
- Perform detailed audits of mortgage loan files, covering initial disclosures, origination paperwork, credit reports, income and employment verification, property documentation, appraisals, and title commitments.
- Recalculate income, assets, liabilities, and debt-to-income ratios to confirm the loan meets applicable eligibility criteria.
- Evaluate loan files against agency requirements for FNMA, FHA, HUD, VA, USDA, and Freddie Mac, as well as relevant state and federal regulations.
- Verify that origination, underwriting, and funding activities were completed according to internal policies, investor guidelines, and legal standards.
- Identify any indicators of fraud or misrepresentation and document findings with enough clarity to support corrective action.
- Review loans for compliance around closing procedures, TRID, and underwriting conditions, ensuring all post-closing conditions were satisfied.
- Use audit systems to record defects accurately and provide a complete snapshot of each issue discovered.
- Prioritize multiple assignments and manage time carefully to meet strict turnarounds in a production-oriented environment.
Requirements & Qualifications
- Bachelor’s degree, or equivalent professional experience in mortgage services or the broader financial industry.
- Minimum of three years performing or auditing U.S. mortgage underwriting, with hands-on experience in both manual and automated underwriting.
- In-depth familiarity with agency underwriting guidelines, including FNMA, FHA, VA, USDA, and Freddie Mac.
- Working knowledge of key compliance regulations such as TILA, ECOA, CFPB, REG Z, REG B, and REG X.
- Expertise in verifying and calculating income and assets, reading credit reports, assessing purchase agreements, appraisals, title commitments, and related loan documentation.
- Proficiency with automated underwriting systems, especially Desktop Underwriter and Loan Prospector, and experience documenting findings in audit platforms such as ACES or Encompass.
- Strong command of Microsoft Office applications, particularly Excel and Word, at an intermediate level or higher.
- FHA Direct Endorsement or VA SAR certification is preferred; experience in multilingual or multi-client quality control service environments is a plus.
