Role Overview
As a Quantity Surveyor, you will sit at the centre of the commercial side of construction projects, translating drawings, specifications and site reality into accurate costs, measurements and contractual positions. Working across the full project lifecycle — from early feasibility estimates through tendering and on to final accounts — you will protect the employer's financial interests while keeping contractors, consultants and clients aligned on what is owed and why. Your figures and recommendations directly shape procurement decisions, cash flow and the profitability of every scheme you touch.
Key Responsibilities
- Prepare, review and verify cost estimates, budgets and feasibility appraisals at each design stage, flagging variances before they become costly.
- Carry out accurate take-offs and prepare bills of quantities, schedules of rates and other tender documentation from drawings, specifications and site information.
- Assist in the preparation and evaluation of tender packages, including analysing returns, comparing submissions on a like-for-like basis and preparing recommendation reports.
- Conduct interim valuations and site measurements to certify progress payments, ensuring works claimed have genuinely been executed and measured correctly.
- Assess and price variations, dayworks and contractual claims, assembling the supporting records needed to defend or challenge each position.
- Produce regular cost reports, cash flow forecasts and cost-to-complete projections for project teams and senior management.
- Administer contract conditions day to day, including notices, instructions and correspondence, to keep entitlements and obligations accurately documented.
- Prepare and agree final accounts, reconciling all measured, varied and contractual sums to close out projects cleanly.
- Maintain close working relationships with contractors, subcontractors, consultants and site teams to resolve measurement and payment queries promptly.
Requirements & Qualifications
- Bachelor's Degree in Quantity Surveying, Construction Management or a closely related discipline.
- Professional membership with a recognised body such as IQSK or BORAQS.
- A minimum of four years' hands-on quantity surveying experience, ideally spanning both pre-contract and post-contract work.
- Demonstrated proficiency with quantity surveying software and measurement tools.
- Solid working knowledge of construction methods, materials and standard forms of contract.
- Excellent numerical and analytical ability, with the confidence to interrogate figures and spot inconsistencies.
- Strong negotiation and communication skills, both written and verbal, for dealings with contractors, consultants and clients.
- Exceptional attention to detail and a consistent record of accuracy under scrutiny.
- Ability to work under pressure, juggle multiple project demands and meet tight reporting and submission deadlines.
