Quantity Surveyor

Role Overview

This position keeps construction spending honest and visible from the ground up. Working alongside a Quantity Surveyor based in China, you will measure what has actually been built, price it against the approved Bill of Quantities, and surface the gaps between planned and actual cost early enough for management to act. Your read on the Kenyan market — what materials, labour and subcontractors genuinely cost right now — is what allows the wider project team to plan, budget and forecast with confidence.

Key Responsibilities

• Carry out site measurements and verify quantities of materials, labour and completed works against the approved Bill of Quantities, drawings and specifications before valuations or payment recommendations are issued.
• Serve as the local cost point of reference for the remote Quantity Surveyor in China, supplying current material prices, labour rates, subcontractor charges and prevailing market conditions.
• Run regular market surveys and maintain a live database of rates covering construction materials, labour, plant and subcontractors.
• Establish realistic consumption and wastage allowances for major materials, then monitor actual usage against planned quantities to catch overconsumption, abnormal wastage and cost variances as they emerge.
• Prepare stage-by-stage project valuations and periodic reports covering value of works completed, percentage completion, materials used, outstanding works, cost incurred versus budget, cost variances and anticipated final project cost.
• Develop and maintain a monthly budget for each project based on the approved BQ, programme, construction progress, procurement and labour requirements, and escalate significant expenditure deviations to management.
• Assist with cash-flow forecasts and keep construction work schedules aligned with expected material, labour and procurement needs.
• Review contractor and subcontractor quotations, measurements, claims and payment applications, help assess variations, additional works, omissions and scope changes, and keep orderly records of BQs, valuations, cost reports, measurements, quotations, variation logs and budgets.

Requirements & Qualifications

• Bachelor's degree or diploma in Quantity Surveying, Construction Management, Building Economics or a closely related discipline.
• At least three years of hands-on Quantity Surveying experience, ideally gained on residential or commercial building projects.
• Solid grounding in Bills of Quantities, construction measurement, cost estimation, material and labour costing, project valuations, cost control, construction budgeting, and the handling of variations and claims.
• Working knowledge of the Kenyan construction market, including local material prices, labour rates, subcontractor rates and common site practices.
• Ability to read and interpret architectural, structural and MEP drawings.
• Strong Microsoft Excel skills for cost analysis, budgeting, valuations and reporting.
• Experience with Microsoft Project or comparable scheduling software is an added advantage.
• Analytical mindset with close attention to detail, and the coordination skills to work effectively with site teams, procurement staff, contractors, management and a remote Quantity Surveyor.
