Job Description

DUTIES AND RESPONSIBILITIES

Pricing & Revenue Management

  • Set daily/weekly/monthly prices based on demand, seasonality, market

trends, and competitor benchmarking.

  • Implement dynamic pricing strategies across all units.
  • Adjust minimum stays, restrictions, and promotions (e.g., Genius, last-minute,

early-bird discounts, custom promotions).

  • Manage occupancy goals and revenue targets on all our booking platforms.

Optimization (Airbnb, Booking.com, VRBO, etc.)

  • Improve listing ranking by optimizing:
  • Titles, descriptions, photos
  • Amenities
  • Policies
  • Review responses
  • Ensure availability calendars are perfectly synced.

Performance Monitoring & Competitor Market Analysis

  • Track and report:
  1. Impressions
  2. Click-through rate (CTR)
  3. Conversion rate
  4. Booking trends
  5. Revenue per listing (RevPAR)
  6. Occupancy percentages
  7. Identify listings performing poorly and provide solutions.
  • Monitor competitor rates in real time.
  • Analyse local occupancy trends and events (holidays, conferences, seasons).
  • Conduct monthly benchmarking reports.

  • Cross-Team Collaboration
  • Work with the reservations team to adjust prices based on demand patterns.
  • Make recommendations to management on portfolio improvement.

KEY REQUIREMENT SKILLS AND QUALIFICATION

  • Diploma/Degree in Hospitality Management, Business Administration or Tourism
  • 2–3 years of experience in revenue management, reservations, or short-term rental operations
  • Manage pricing and availability across all short-term rental listings
  • Optimize listing performance to improve impressions, ranking, and conversion rates
  • Strong understanding of Airbnb, Booking.com, and OTA performance metrics
  • Experience with dynamic pricing tools (PriceLabs, Beyond Pricing, or similar)
Salary: Ksh. 45,000
